Hamilton - Full House Renovation

Year: 2021

Project Name: Riverview House

Location: Hamilton, Brisbane

Client Testimonial

We were planning a major renovation of a large, very old, two storey, double brick house in Hamilton which needed sympathetic treatment of the external heritage features of the house as well as requiring two very difficult building techniques. One was an underpinning/stabilisation of the original foundations and the other was a complete replacement of a very complex roof structure with 45 degree pitch, 10 metres off the ground, with difficult access.  For quite a while we wondered whether we could find a builder who I could work with, that was also was capable of planning and executing the work and would deliver the required quality at a reasonable price.

When Tom and Mitch first came to look at the property and listen to what we had planned, they took it all in but didn’t say much initially. Later that evening Tom sent me a very long thoughtful text and I knew at that point that they had completely understood the scope and challenges of the job and were confident that they could deliver it.

Once we had a commercial arrangement documented, the work started on time and progressed quickly and smoothly right through to its completion. From my experience with Tomitch, prospective clients of theirs could expect:-

High quality planning and supervision every day;

High quality tradespeople whether they are employees of Tomitch or subcontractors;

High quality, fit for purpose outcomes;

Very good attention to detail;

Innovative building methods;

No surprises and solutions to every problem that arises;

A clean, tidy, well organised and safe workplace;

Respect for neighbours, consultants and regulatory personnel;

Timely invoicing that accurately reflects the agreed commercial terms.

Three examples of Tomitch’s innovation that greatly benefitted our project were:-

Use of remedial, reinforced, mass concrete in place of tradition underpinning methods which provided not only a superior structural solution, but also saved about three months and $300,000;

A roof construction method which eliminated the need for a crane;

Facilitating all parties agreement to a substitution of materials when Covid threatened to disrupt the supply of some of the specified major components of the new roof structure.

I would be happy to discuss Tomitch’s performance on our project with any prospective clients.
